Little things can make a big difference when preparing your
home for sale. At Hammond Real Estate,
our goal is not simply to sell your house, but to help you realize
the best price obtainable for your property in the shortest period
of time. To achieve this goal, check out a few easy ways to
make a great first impression with buyers.
Be certain that your home is neat and that excess furniture
is removed. Rooms will look larger and more inviting.
Plan on being away from your property when the property is
shown. Buyers will be more relaxed and feel free to ask
questions.
If possible, have pets either away from your home, or at
least restrained, when the property is shown.
Be sure the bathrooms and kitchen are sparking clean and
fresh smelling (the aroma of something baking is a plus).
Check the yard and entryways for neatness.
Open drapes and make sure that windows are sparkling clean.
Replace dim light bulbs and make sure that light fixtures
are clean.
When the property is to be shown on a dark day or in the
evening, set the lighting to create a warm atmosphere.
Attend to little repairs – sticky doors, loose doorknobs,
damaged screens,
loose handrails, etc.
Clean and/or remove rugs. Refinish floors, if necessary.
Repair appliances, kitchen and bathroom fixtures.
Clean and straighten up closets and other storage areas.
Dispose of any belongings you do not intend to keep.
Replace any items, such as chandeliers, which will not
remain with the property.
Keep lawn and shrubbery trimmed. Remove snow and ice from
steps and walkways.
Paint and/or paper as necessary and use neutral colors.
Turn off the television, stereo and radio when property is
being shown.
Finally, look at your home with a critical eye, as if you
were the buyer, and do whatever else needs to be done to show
off the property to its best advantage.
